Seems that I have a contract on my townhouse - with a completely different buyer. While realtor #1 decided to try to get into a pissing match with my guy, someone else came along with a better offer. So, everything has been signed and initialed and sent back and unless they find something absolutely horrid in the HOA docs in the next 3 days, things are good to go and closing set for October 12.
It’s a nice feeling.

I don’t think it would have been humanly possible for me to get over to my realtor’s office faster to sign off on those papers today.
I’m not counting on the 10/12 closing, seeing as how they want a termite inspection, appraisal & home inspection, and I’ve never known those to be super quick to happen. Which also reminds me that I need to call my realtor tomorrow and find out who is supposed to arrange the termite inspection.

Thanks! I don’t forsee any issues with the inspections, just more trying to figure out how to get them all crammed in.

The seller of the house down in Spotsy is about to be foreclosed on, owes his construction lender more than the house is worth, and despite having no other offers, wants more from us than our offer, or perhaps a kickback for us after closing.. his wife has already signed our contract, and his agents are ready to kill him, but it pretty much looks like we’re not getting that house. (So, tomorrow, we look at others.)
